In Ontario, these timelines are governed by Tarion’s Statement of Critical Dates, which outlines the builder’s obligations, notice requirements, and your rights if closing dates change. Your builder and REALTOR® will keep you informed throughout the process so you know what to expect as your closing date approaches.

Complete Your Pre-Delivery Inspection

Before you receive your keys, you’ll complete a Pre-Delivery Inspection (PDI) with your builder.

During the walkthrough, you’ll become familiar with your new home while identifying any cosmetic deficiencies, incomplete work, or items requiring attention. Together, you’ll inspect features such as flooring, cabinetry, windows, doors, plumbing fixtures, and electrical components.

The PDI is an important part of the Tarion warranty process. Any items identified during the inspection are documented, helping establish the home’s condition at the time of possession. While the builder may address some items before closing, others may be completed afterward in accordance with your warranty coverage.

Although the PDI is thorough, it’s different from an independent home inspection. Its primary purpose is to document the condition of your new home and familiarize you with its systems and features before you move in.
